Know Before You Buy
Just because a home was recently built doesn't mean that it is free of flaws.

The quality of construction can vary from builder to builder and sometimes mistakes do happen. Even if the home you want to buy is still under warranty, whether recently built, several years on its foundation or somewhat of the "Vintage" type, mobile or manufactured , it pays to have a certified inspector find the problems before you move in.
First and foremost an inspection is a visual survey of those easily accessible areas that an inspector can clearly see. No destructive testing or dismantling is done during the course of an inspection; hence an inspector can only tell a client exactly what was clearly in evidence at the time and date of the inspection.
The inspectors eyes are not any better than the buyers, except that the inspector is trained to look for specific tell-tale signs and clues that may lead to the discovery of actual or potential "material facts" or deficiencies otherwise known as "conditions" that are less than "serviceable" or "durable that may affect the value or desirability of the property or structure.
The home inspector is a generalist who observes a home's MAJOR STRUCTURAL and ELECTRO-MECHANICAL systems.
The inspection is conducted with fairness and impartiality to all, complete with a thorough report along with narrative and digital photos. The Inspection is performed over and above NACHI (National Association of Certified Home Inspectors) and other inspection association standards of practices and provides disclosure of visible "material facts" and/or conditions of the structure and systems.
The buyer will be informed of the condition of the purchase. The seller will increase the home's marketability and eliminate last-minute repairs that slow down the selling process.
